South Florida single-family home sales show mixed bag in April

South Florida home sales showed some signs of improvement in April, though the Miami-Dade County market is still struggling to gain momentum.

Broward County in April had a slight year-over-year drop in closed single-family contracts, falling from 434 closed sales in 2024 to 425 last month, according to the Elliman Report.

That’s a 2.1% year-to-year decline. But for Broward, that’s a big change compared to the March figures, when there were only 217 homes sold in the Fort Lauderdale area. The March figure was a huge slide for Broward, representing a 54.4% annual drop from March 2024.

Palm Beach County is the only county that has posted positive home sales this year, and that trend continued into April. There were 413 homes sold in Palm Beach in April, an 8.7% increase from April 2024. Compared to March, the latest home sales figure rose by only one signed contract.

Miami-Dade County is still severely slumping in home sales. There were 528 single-family home signed contracts in Miami-Dade in April, a decrease of 42.2% from April 2024, when there were 916 sales.

South Florida condo sales in recent months have been slow. But there were some signs of improvement in that sector.

Palm Beach County had a solid rebound in condo sales in April. There were 384 condos sold there, a 7.6% increase from April 2024, when there were 357 units sold. More importantly, the new figures from Palm Beach stop a steep tumble in condo sales. There were only 289 condos sold in March, which was a 35.8% decline from March 2024.

Broward County still had a year-over-year drop in condo sales, but April provided a better result than the dismal condo sales report in March. There were 477 condos sold in April in Broward, a drop of 4.2% from April 2024’s figure of 498. But Broward saw a strong uptick from March, when just 187 condos were sold.

Miami-Dade County is still slumping in condo sales. Just 534 units had signed contracts, a 50.2% decline from April 2024’s number of 1,072. That’s still an improvement over the March number of 398 condos sold.
